This design study examines the opportunities for development of private land adjacent to Railtrack lines on the Chelsea/Hammersmith boundary, and building over the tracks themselves. The design involves an innovative structural solution by WSP to spanning the tracks while allowing the construction of a tower building above without interference to the existing infrastructure.

The proposal will allow for a manageable process of construction in respect of the continual operation of the railway service. The existing railway accommodation and service routes are maintained in their current position, as is the secure access for maintenance and servicing of the track.

The tower provides open market apartments ranging from one to three bedroom units. Entrance lobby and reception are located at ground floor plaza level with the opportunity to provide a café /wine bar for residents and the general public.  The terrace along the side and rear section of the building provides affordable dwellings – a variety of one, two and three bedrooms with an additional facility at ground level for community workshops. The rooftop levels of both elements of the design create opportunities for landscaped gardens and resident leisure facilities.

The servicing regime is accessed from ground level to two independent entrances (to the tower and terrace) with adequate bicycle and refuse storage. Ample visitor parking is also provided at street level. No resident parking is required on-site as per the guidelines issued.

An alternative proposal for student housing in a similar tower or mid height block has been examined and is under consideration.
